Homebuyer guide
The loan payment is not your total housing cost.
Before buying, look beyond the asking price at acquisition costs, the loan you need and the expenses that continue after you move in.
What are purchase costs?
They typically include real estate transfer tax, notary and land register fees, and sometimes an agent's commission. The amount depends on the transaction. The percentage in this calculator is an adjustable assumption, not a fixed rate.
Simplified example
A €400,000 purchase with assumed costs of 10% adds €40,000. With €80,000 in equity, the estimated loan is €360,000.
How is the initial monthly payment estimated?
A rough formula is loan × (annual borrowing rate + initial repayment rate) ÷ 12. A €360,000 loan at 4% interest and 2% initial repayment produces €1,800 per month at the start. Repayment reduces the outstanding balance; real loan terms, duration and refinancing can change the result.
What else belongs in your household budget?
Allow for running costs, insurance, maintenance and possible renovations. For an apartment, review service charges, reserves and decisions by the owners' association. Keep a buffer for unexpected bills. Compare your total monthly burden with your available income and test a cautious case with higher interest or extra repairs.
